How to Spot a Roof Leak in Your Attic Before it Spreads

Roof leaks are stealthy. By the time a dark water spot appears on your living room ceiling sheetrock, water has likely been dripping into your attic for months. During this time, the trapped moisture is absorbed by your insulation and wooden rafters, creating a breeding ground for wood rot and toxic mold. Conducting periodic attic inspections is the most effective way to catch leaks early. Here is what to look for when inspecting your attic.

1. Follow the Rafter Trails

Carefully climb into your attic with a strong flashlight. Shine the light along the underside of the plywood decking and rafters, specifically focusing on valleys (where two roof sections meet). Look for dark staining, black mold lines, or white mineral deposits left behind by drying water. If you see active moisture or dripping during a rainstorm, mark the spot with chalk so it can be located on the exterior shingles later.

2. Inspect Vent Pipes and Chimneys

Penetrations through your roof are the most common leak locations. Check the wood surrounding plumbing vent pipes, exhaust vents, and your chimney. Look for rusted ring-shank nails or damp insulation around these junctions. If the wood surrounding a vent pipe is discolored, the rubber boot flashing on your roof likely needs replacement.

3. Check for Clumped or Matted Insulation

Fiberglass and cellulose insulation absorb water like a sponge. If you notice areas of matted, clumped, or discolored insulation, it is a sign of water dripping from above. Wet insulation loses its R-value, increasing your energy bills while holding moisture against your joists.
